Bathroom Renovation in Regent's Park.

A bathroom is a small room where everything has to be right at once: the layout, the tiling, the underfloor heating, the lighting, the furniture and the brassware. We design it as a whole and fit it with our own plumbers, electricians and tilers, which is why our bathrooms in Regent's Park and across London are finished to a showroom standard.

Many of the bathrooms we do are in older houses and flats, where the questions are practical: where the soil stack is, whether an en-suite can be squeezed from a bedroom or landing, how to ventilate an internal room. We answer them at the site visit before anything is drawn.

Sanitaryware, furniture and tiles are chosen from samples we bring to you, and a typical bathroom takes two to three weeks on site from strip-out to finished brassware once the design is agreed and the materials have arrived.

Regent's Park: the houses and the planning rules.

The terraces around Regent's Park are among the most protected houses in Britain: John Nash's stucco palaces on the Outer Circle are Grade I listed and held on Crown Estate leases, with the Camden side of the park administered by Camden and the Westminster side by Westminster. Behind them, Primrose Hill and the streets towards Camden Town are Victorian and largely within conservation areas.

Several of our most demanding projects are here: three vaults under a Grade I listed house enlarged into a habitable basement floor, a loft opened into a roof terrace with a bespoke glass skylight, and bathrooms and bedrooms refurbished under listed building consent. Working in these houses means drawings first, consent second and building third.

The Regent's Park Conservation Area covers the whole district, and the Nash terraces are Grade I listed.

Two planning authorities

Camden covers the north and east of the park, Westminster the south and west. Both apply conservation-area policies and both consult Historic England on Grade I and II* proposals.

Listed building consent

Internal alterations to the Nash terraces and villas need listed building consent. Heritage statements, careful detailing and reversible interventions are expected.

Crown Estate leases

Many terraces are on Crown Estate leases with their own approval process, which runs alongside the council's.

Approvals for bathroom renovation in Regent's Park.

Bathrooms do not need planning permission, but new plumbing, electrics in wet zones and ventilation need building regulations approval, and flats usually need the freeholder's consent for changes to services.

Common questions

Bathroom Renovation in Regent's Park: your questions.

How long does a bathroom refit take?

Two to three weeks on site from strip-out to finished tiling and brassware, once the design is agreed and the sanitaryware has arrived.

Can you add an en-suite in a Regent's Park house?

Usually, by taking space from a bedroom or a landing. Drainage falls and soil stack positions decide where it can go; we check these at the site visit before drawing options.

Which parts of Regent's Park do you cover?

All of Regent's Park and NW1, including Outer Circle, Chester Terrace, Cumberland Terrace, Park Village, Albany Street, Gloucester Gate, and the neighbouring districts. We are based in London and our teams work across central, north, north-west, west and south-west London.
