Project management: what people ask us.

What does a project manager actually do on a home refurbishment?

The project manager turns the drawings into a programme and then runs it: ordering materials at the right time, sequencing the trades so nobody is waiting on someone else, checking each stage against the specification, booking building control inspections, dealing with neighbours and deliveries, and reporting to you. On our projects the site manager is on site daily and is your single point of contact.

How do you keep the cost under control?

The quotation is itemised, so the scope is defined before work starts. Any change, whether you ask for it or the building reveals it, is priced in writing and approved by you before it is done. We also separate first-fix work from second-fix finishes, so choices about tiles, worktops and fittings can be made without reopening the building contract.

How often will I hear from you during the build?

You receive a written progress report every week with photographs, what was done, what is next and any decisions needed from you. Between reports the site manager is available by phone and on site. Site meetings are arranged at key stages: setting out, first fix and before decoration.

Who is responsible for health and safety on site?

Under the Construction (Design and Management) Regulations 2015 a domestic client's duties pass to the contractor, so on our projects we take on the principal contractor role: risk assessments, method statements, site protection, welfare and neighbour safety. We carry public liability and employer's liability insurance.
