Listed & heritage buildings with Space Cucina.
Several of our projects are in Grade I listed houses near Regent's Park, where we have converted vaults into a basement floor, opened a roof into a terrace, and refurbished bedrooms and bathrooms, each under listed building consent.
Historic buildings reward care. Original joinery, cornices, fireplaces and sash windows are repaired rather than replaced where possible; new services are routed to avoid damage to historic fabric; and modern kitchens, bathrooms and lighting are designed to sit comfortably within period rooms.

Listed & heritage buildings: projects we have completed.

Specified to the building you have.
No two London houses are alike. A Georgian townhouse, a Victorian terrace and a 1930s semi each need a different specification, and we draw each one from the building outwards.
Georgian townhouse
Flat-fronted brick or stucco, five storeys with a basement kitchen and a piano nobile. Panelled rooms, sash windows with shutters, cornices and staircases that must be kept.
Mayfair, Marylebone, Regent's ParkNash and Regency terraces
Stucco palaces on the park, Grade I and on Crown Estate leases, where every intervention is negotiated with two authorities.
Regent's Park, BayswaterVictorian villa and terrace
Italianate villas and bay-fronted terraces, often locally listed, with encaustic tiles, ceiling roses and marble fireplaces worth restoring.
St John's Wood, Chelsea, Earl's CourtArts and Crafts
Bedford Park and Brentham Garden Suburb: handmade tiles, oak joinery and tight conservation control on external changes.

Comprehensive is not a marketing word here. Every item below is delivered, certified where required and guaranteed under the same contract.
Consent strategy
We establish what is listed, what the conservation area allows and what the freeholder requires, then agree the scheme with the conservation officer before applying.
Repair and restoration
Sash windows overhauled, cornices and ceiling roses repaired in matching plaster, floorboards lifted and relaid, fireplaces restored, joinery repaired rather than replaced.
New services
Plumbing, electrics, heating and data routed through existing voids and floor zones to avoid cutting historic fabric.
Kitchens and bathrooms
Designed as freestanding or reversible installations that sit within period rooms without touching cornices, panelling or shutters.
Structural work
Basement enlargements, roof terraces and openings engineered and consented, with method statements for the conservation officer.
Record
Every consent, drawing and approval kept in a file handed over at completion, which future buyers' solicitors will ask for.

Listed & heritage buildings: what people ask us.
What can I change in a listed building?
Listing protects the whole building, inside and out, not just the façade. Any work that affects its character as a building of special interest needs listed building consent, and that includes internal alterations such as removing walls, replacing windows, changing fireplaces or stripping original plaster. Like-for-like repairs generally do not need consent, but the line is not always obvious, so we confirm with the conservation officer before starting.
Carrying out works without consent is a criminal offence, and the liability passes to future owners, which is why buyers' solicitors look for consents. We keep a full record of approvals for every heritage project.
How long does listed building consent take?
Councils aim to decide listed building consent within eight weeks. Grade I and Grade II* applications, and some Grade II applications in London, are also referred to Historic England, which can add several weeks. Applications for listed buildings usually need a heritage statement explaining the building's significance and the effect of the proposals, which we prepare with the drawings.
Can I have a modern kitchen or bathroom in a period house?
Yes. Conservation officers are generally supportive of well-designed modern interventions that are reversible and do not damage historic fabric. In practice that means fitting new kitchens and bathrooms without cutting into original joinery or cornices, routing services along existing voids, and choosing finishes that sit quietly within the room. Several of our kitchens and bathrooms are in Grade I listed apartments near Regent's Park.
Do you restore original features?
Wherever possible we repair rather than replace: sash windows are overhauled and draught-proofed, cornices and ceiling roses are repaired with matching plaster, floorboards are lifted and relaid, and fireplaces are restored. Where an element is beyond repair, we replicate it in the original material and record what was done for the council file.
Everything else under one roof.
