TFL-approved shop fit-outs with Space Cucina.
Retail units on the TFL estate are unlike any other shop. Work is approved by the station operator and TFL's commercial team before it starts, most of it happens in engineering hours after the last train, materials have to meet the fire and smoke standards for sub-surface and enclosed stations, and the unit has to open on the date agreed in the lease. We are an approved contractor for this work and have fitted out units for TFL, Network Rail and C2C operators at London Bridge, Uxbridge and Acton Central stations and at Harrow-on-the-Hill bus station.
We prepare the drawings, method statements and risk assessments the approvals need, build counters and joinery off site so installation fits within the access windows, and use our own trades on site, so one team is responsible for the approval, the build and the opening.

Working on the TFL estate
Every station has its own rules on access, deliveries, noise and hot works, and most of the work is done at night between the last and first trains. We plan the programme around those windows, book the access and possessions in advance, and keep the unit secure and tidy so the station trades normally during the day.
Approvals come first. Nothing goes on site until TFL's commercial team and the station operator have signed off the drawings, the materials schedule and the method statements, and we prepare all of them as part of the contract.

What does TFL-approved mean for a shop fit-out?
Retail units in stations and bus stations sit on the Transport for London estate, and only contractors approved by TFL can carry out fit-out and refurbishment work there. Approval covers the contractor's competence, insurance and safety management, and every job is still approved individually: TFL's commercial team and the station operator sign off the drawings, the materials and the method statements before work begins. We hold that approval and prepare all of the paperwork as part of the contract.
When can the work be done in a station?
Most of it in engineering hours, between the last train at night and the first in the morning, with the unit hoarded and secure during the day so the station trades normally. Some stations allow daytime work for quiet tasks. We plan the programme around the access windows the station gives us, build counters and joinery off site, and install them overnight so the time on site is as short as possible.
Are the materials different from an ordinary shop?
Yes. Enclosed and sub-surface stations have strict fire and smoke classifications for linings, finishes, furniture and cabling, and the materials schedule is checked as part of the approval. We select and specify to those standards from the outset, so nothing is rejected at inspection.
How long does a station kiosk or concourse unit take?
Allow four to eight weeks for approvals, then four to six weeks on site for a kiosk or small concourse unit, longer for a unit with a full kitchen. The opening date in the lease is the fixed point, and the programme is planned backwards from it.
