Construction Project Management in Regent's Park.

A building project is only as good as its management. Every site we run in Regent's Park has a named site manager who is there every day, a programme that is agreed before work starts, and a weekly report to the client covering progress, decisions needed and anything that has changed.

The site manager coordinates our own trades and the specialists a project needs, from structural engineers and approved inspectors to glazing, stone and joinery suppliers, and deals with the practical realities of building in London: parking suspensions, skips, deliveries through narrow streets, neighbours and party walls.

We build from our own drawings or from your architect's. In the second case we coordinate their inspections with the programme and take responsibility for the construction detail, so the architect's design is built as they intended.

Regent's Park: the houses and the planning rules.

The terraces around Regent's Park are among the most protected houses in Britain: John Nash's stucco palaces on the Outer Circle are Grade I listed and held on Crown Estate leases, with the Camden side of the park administered by Camden and the Westminster side by Westminster. Behind them, Primrose Hill and the streets towards Camden Town are Victorian and largely within conservation areas.

Several of our most demanding projects are here: three vaults under a Grade I listed house enlarged into a habitable basement floor, a loft opened into a roof terrace with a bespoke glass skylight, and bathrooms and bedrooms refurbished under listed building consent. Working in these houses means drawings first, consent second and building third.

The Regent's Park Conservation Area covers the whole district, and the Nash terraces are Grade I listed.

Two planning authorities

Camden covers the north and east of the park, Westminster the south and west. Both apply conservation-area policies and both consult Historic England on Grade I and II* proposals.

Listed building consent

Internal alterations to the Nash terraces and villas need listed building consent. Heritage statements, careful detailing and reversible interventions are expected.

Crown Estate leases

Many terraces are on Crown Estate leases with their own approval process, which runs alongside the council's.

Approvals for construction project management in Regent's Park.

Approvals are coordinated within the programme, so building control inspections and party wall matters happen when the work is ready for them, and the site diary records every inspection.
