Older houses are full of spaces that off-the-shelf furniture cannot use: chimney-breast alcoves, high ceilings, sloping loft walls, awkward landings. Fitted joinery makes those spaces work, and it is the detail that most often makes a refurbished home feel finished.

We design every piece to the room, picking up the proportions of the existing doors, skirtings and cornices in the period houses of Regent's Park, or making a deliberately contemporary contrast where that suits the scheme. Wardrobes, dressing rooms, media walls, home offices, libraries and boot rooms are all drawn in full before they are made.

Regent's Park: the houses and the planning rules.

The terraces around Regent's Park are among the most protected houses in Britain: John Nash's stucco palaces on the Outer Circle are Grade I listed and held on Crown Estate leases, with the Camden side of the park administered by Camden and the Westminster side by Westminster. Behind them, Primrose Hill and the streets towards Camden Town are Victorian and largely within conservation areas.

Several of our most demanding projects are here: three vaults under a Grade I listed house enlarged into a habitable basement floor, a loft opened into a roof terrace with a bespoke glass skylight, and bathrooms and bedrooms refurbished under listed building consent. Working in these houses means drawings first, consent second and building third.

The Regent's Park Conservation Area covers the whole district, and the Nash terraces are Grade I listed.

Two planning authorities

Camden covers the north and east of the park, Westminster the south and west. Both apply conservation-area policies and both consult Historic England on Grade I and II* proposals.

Listed building consent

Internal alterations to the Nash terraces and villas need listed building consent. Heritage statements, careful detailing and reversible interventions are expected.

Crown Estate leases

Many terraces are on Crown Estate leases with their own approval process, which runs alongside the council's.
