Planning Permission & Building Regulations in Edgware.

Whether a project in Edgware needs planning permission, and how difficult that permission is to obtain, depends on the property: whether it is in a conservation area, whether it is listed, whether it is a flat with a freeholder, and whether the council has removed permitted development rights on the street. We check all of this at the first visit and tell you the route before any drawings are made.

We then prepare and submit whatever is needed to the London Borough of Barnet and London Borough of Harrow: a householder application, a lawful development certificate for permitted development, listed building consent with a heritage statement, or prior approval for a larger extension. Building regulations are handled through an approved inspector or the council's building control, and party wall notices are served where a neighbour's structure is affected.

Because our architects prepare the drawings and our team builds from them, there is no handover between designer, agent and builder. One team is responsible for getting the approval and for building what was approved.

Edgware: the houses and the planning rules.

Edgware is the northern end of the Northern line and one of the most generously planned of the inter-war suburbs: wide avenues of 1930s detached and semi-detached houses, the larger homes around Canons Park and up towards Edgwarebury, and a town centre that is being rebuilt with new apartments.

The plots are wide enough for side extensions as well as rear ones, which opens up the whole ground floor, and the hipped roofs convert well. We do full refurbishments, double-storey extensions and lofts here, and the detached houses around Canons Park attract projects at the top of the suburban market.

The Edgware Conservation Area covers a small part of the old High Street and Canons Park; most streets are unrestricted.

Barnet and Harrow

Edgware straddles the two boroughs; Barnet covers most of it. Both allow most single-storey extensions and lofts under permitted development outside the conservation area.

Side extensions

Single-storey side extensions up to half the width of the house are usually permitted development; two-storey side extensions need a householder application.

Canons Park

Around Canons Park, the conservation area and protected trees affect what can be built and how close to the boundary.

Common questions

Planning Permission & Building Regulations in Edgware: your questions.

Who decides planning applications in Edgware?

The London Borough of Barnet and London Borough of Harrow. Householder applications are normally decided within eight weeks of validation; listed building consent runs to the same timescale unless Historic England is consulted.

Do I need planning permission in Edgware?

It depends on the property and the proposal. Permitted development covers many rear extensions and lofts, but not in flats, listed buildings or where Article 4 directions apply. We confirm the route at the first visit.

Which parts of Edgware do you cover?

All of Edgware and HA8, including Edgwarebury Lane, Broadfields Avenue, Canons Drive, Green Lane, Hale Lane, Penshurst Gardens, and the neighbouring districts. We are based in London and our teams work across central, north, north-west, west and south-west London.
